Why Mississippi’s bigger plants leak through the floor first

A 73.8-person average means a second chair, a shift, and someone who already talks to the same customer every week. That person is the leak. Furniture finishing, ship work, auto suppliers, food, and wood all sit on that heavier floor. Say the process. Leave the mill door and the dry-dock out of the teaser.

People who sell a manufacturing business in Mississippi usually sit in those five books. Sub-sector hubs keep the packets from mixing. A furniture plant and a ship supplier share the statewide count. They do not share a buyer list.

Jackson, Gulfport-Biloxi, Hattiesburg, Tupelo, and Meridian are regions we name after the NDA. They do not get their own pages here. A Tupelo furniture rumor can still beat any teaser you write. Louisiana sits next door if you are comparing a Gulf ship book; use sell a manufacturing business in Louisiana as a neighbor map, not as a Mississippi price.

Furniture, ship, and auto — three different teasers

A furniture dealer hears through the same three estimators who already quote northeast Mississippi. A yard scheduler hears a ship book. A program manager hears an auto supplier. Food leaks through slotting. Wood leaks through the mill buyer. Write three teasers if you have three processes. Do not write one “Mississippi manufacturing” paragraph and hope.

Name the region — northeast Mississippi furniture, Gulf Coast ship, central Mississippi food — not a bay door. Skip a customer-audit week. The 1,981-shop map is small enough that the wrong first sentence identifies the plant.

How many manufacturing shops does Mississippi have?

The Census County Business Patterns, 2023 file ranked Mississippi thirty-sixth with 1,981 manufacturing shops and 146,261 people on the payroll. That is about 73.8 employees per location. 59.8% of the shops have fewer than twenty employees, below the national 68.4% on 284,452 U.S. plants. About 2.42% have 500 or more employees.

Thirty-sixth place with a 73.8-person average is a small map of larger-than-usual shops. That is a staffing story and a leak story. It is not a quote. Most files still price on seller discretionary earnings once a replacement wage is named. The 2.42% large-plant tail can sit on the federal WARN side of the line.

Do not average a ten-person Hattiesburg shop and a 500-person tail plant and call the result a Mississippi price. Write the file you have.

Does Mississippi require a broker license?

Mississippi has no dedicated business-broker license rule in the compilations we checked. Confirm the engagement before anyone markets the mill. The comparison page is business-broker licensing by state. Jason Taken is a business broker. A Tupelo or Gulfport building still needs a licensed real-estate broker if the deed moves.

A missing dedicated rule does not raise a Gulfport price. It also does not retire the real-estate card when a Tupelo mill moves.

Mississippi does not attach an ISRA-style clock. Land or a wet process still means All Appropriate Inquiries (Source: EPA / 40 C.F.R. Part 312). ASTM E1527-21 is the Phase I most buyers ask for. Expect a 180-day freshness clock on pieces of that report. Furniture finishing, coatings, and food still go to Phase I and, if needed, Phase II.

Mississippi does not add a state mini-WARN clock in the lists we checked. Federal WARN can still attach at 100 full-time people and 60 days (29 U.S.C. § 2101). WARN is the federal page. A 73-person average sits closer to that line than a 30-person shop. A plant in the 2.42 percent tail may already be over it. There is no extra Mississippi headcount number in the lists we checked.

Sales tax on machinery is often a manufacturing-equipment exemption or an occasional-sale question. Successor tax is fact-dependent. A Mississippi CPA writes those sentences. HedgeStone will not.

How do you sell without the shift finding out first?

How it works keeps the mill unnamed until the NDA, then opens a staged room, then scripts the visit. Furniture leaks through the dealer. Ship leaks through the yard. Auto leaks through the program manager. Food leaks through slotting. Call the region Jackson, Gulfport-Biloxi, Hattiesburg, Tupelo, or Meridian. Do not put a mill street in the first sentence.

A public marketplace on a 1,981-shop map is a screenshot machine. The default is a controlled list. The 2.42% large-plant tail does not make a listing safer. It makes the stay talk more important.

The floor hears late, on a planned day, with a script. Supervisors on a 73-person shift may need a stay conversation before a tour. Gossip from the break room is not a communication plan.

Does a 73-person Mississippi shop change the price?

No. Manufacturing business valuation stays national. BizBuySell still prints a 2.75x manufacturing SDE median on about $268k discretionary earnings and a 223-day median close. Use 223 days to plan a Jackson calendar. Do not promise it. A furniture or auto book with reportable EBITDA does not belong in the SDE room.

A Gulfport ship supplier that wants SBA 7(a) still has to live inside a $5 million cap. SOP 50 10 8 still wants 10% from the buyer. A seller note counts only on full standby for the life of the loan, and only up to half that injection. Say it before the coast drive.

IBBA’s Q1 2026 Market Pulse said 83% of deals over $5 million drew three or more offers. A heavier large-plant tail can produce that pattern sooner than a tiny-shop state. It still does not promise bids on a $250k-SDE Hattiesburg file. Buyer types recast differently: operators to SDE, auto add-ons to EBITDA, furniture buyers to the dealer book. No firm names here.

What has to be ready before a Jackson or Tupelo tour?

Write unfinished jobs, mill holds, and food holds as their own classes in the working-capital peg before exclusivity. A retailer peg dropped into a furniture letter will pick a fight after the wire.

The complete guide to selling a manufacturing business is the national sequence. Mississippi only adds shop size, process books, and notice posture.

BLS OEWS May 2025 still prints a national machinist median of $58,750 and a welder median of $53,750. Those figures are not a Jackson wage series. If nobody can quote Tupelo work after the owner leaves, the file is not tour-ready.

Keep furniture finishes, ship certificates, auto program clocks, food code dates, and wood coatings in separate rooms. The 146,261 people on Mississippi manufacturing payrolls do not collapse those books into one story.

Below-market rent on a Jackson or Tupelo related-party lease is a gift to the first offer. Reset the recast. Confirm the engagement. Hire a real-estate broker if a Hattiesburg building actually transfers.

ISM at 54.6 in August 2026 and Fed G.17 utilization at 76.0% in July 2026 describe the year, not a Gulf or furniture-town add-on. Put Meridian or Gulfport-Biloxi in the second sentence. A mill street on a 73-person floor is how the rumor starts.

Form 8594 and IRC § 1060 still split equipment, goodwill, and the building. A Mississippi CPA writes the machinery-tax and successor-tax lines. Jason Taken is a business broker. Counsel reads the license question and the Phase I. Nobody here promises a close week.

If one owner still releases every traveler, stop calling the memo a 73-person plant. Name the second chair before anyone talks discretionary earnings. A tourist who wants “any Gulf or furniture shop” is not a buyer list. Thirty-sixth in the Census file does not fix that.

The matching door is buy a manufacturing business in Mississippi. Book a confidential intro call when the recast and the floor-leak plan can travel without naming the mill. Census rank maps the state. It does not price a Tupelo shop.
