Guaranty is generally 85% on loans of $150,000 or less and 75% above that, with standard SBA exposure of $3.75 million (Source: SBA 7(a) terms). Those are published boxes. They are not a promise your file fits.

What does SOP 50 10 8 actually require on a plant purchase?

A 10% injection of total project cost on change-of-ownership files. Seller paper can fill at most half of that 10%, and only if it pays neither principal nor interest for the entire 7(a) term. “Seller note as equity” is a defined instrument, not a handshake IOU.

SOP 50 10 8 is in force for most 2026 applications; SOP 50 10 8.1 applies to SBA loan numbers issued on or after 2026-10-01. Use the SOP that governs the loan number.

Census still counted 284,452 manufacturing establishments in 2023, 68.4% under twenty employees (Source: Census CBP). Most of those files, if they finance at all, finance in the 7(a) room—not in a sponsor stack.

SBA 504 for plants and heavy equipment is the sibling when dirt or iron is the project. Published 504 manufacturer limits are $5 million to $5.5 million on the debenture side depending on the file (Source: SBA 504). Do not mash 7(a) and 504 into one imaginary number.

Which files fail even though “SBA does manufacturing”?

Partial buyouts that someone treated as a routine 100% file. Shops whose recast will not cover debt service. Plants whose environmental history will not clear a lender’s All Appropriate Inquiries bar. Files whose working-capital peg is a wish. Working capital peg belongs in the same sitting.

BizBuySell’s 2025 manufacturing median close ran 223 days (Source: BizBuySell). An SBA clock sits inside that calendar. Do not grant a 45-day exclusive and then discover the valuation has not been ordered.

Who is the typical 7(a) buyer on a Main Street plant?

An individual operator, often the person described on selling to an individual SBA buyer. Search funds and add-on buyers may use other capital. Buy a manufacturing business is the pillar. The FAQ index only answers the yes.

A 2.75x SDE file on a ~$268k earnings shop is a different underwrite than a Stanford-style search close. Do not model the payment on the wrong room.

Jason Taken is a business broker, not a lender. He will tell you whether a CIM can be packaged. He will not issue a loan number. Educational information only. Confirm eligibility with the lender and counsel. After the owner URL, the conversion path is a confidential intro call.

What does a preferred-lender conversation actually need to hear?

A process you can run. Liquidity for the 10%. A resume that matches the bay, not a resume that matches a restaurant you used to own. Whether the building is in the stack. Whether you can live with full-standby seller paper. Whether the recast covers debt service without the earn-out.

Bring a written buybox. “I want a machine shop somewhere in the Midwest” is not a buybox. A process line, a size band, a certificate you can hold, and a geography you can staff is a buybox. Lenders and brokers both waste fewer weeks when that paragraph exists.

Ask who has closed a plant, not who has closed a franchise. Packaging a manufacturer means a machine list, a peg, and often a Phase I. A lender who has never seen WIP will learn on your exclusive.

Partial changes of ownership are allowed under SOP 50 10 8 with specific eligibility. Do not treat a 70% purchase as a routine 100% file. If the seller is staying as a 30% partner, say that in the first call. The injection math and the standby rules change.

Do not model the payment on a Stanford-style search close if you are buying a Main Street SDE shop. The note has to clear on the earnings that survive recast, inside the published box, after the peg. Everything else is a slide.

What should you bring if you want an SBA-shaped intro?

A written buybox. Liquidity for the 10%. A resume that matches the process. Whether you need the building. Whether you can live with full-standby seller paper. Whether you already have a preferred lender or need one who has closed a plant.

Do not treat Express marketing as acquisition capacity. Do not treat a current-pay seller note as equity. Do not skip the Phase I because “it’s just a machine shop.” The owner page is the packaging essay. This page is the yes. Eligibility remains the lender’s call under the SOP that governs the loan number.
